The wholesaler will not shop the houses to any buyers unless they have it under contract. Typically the assignment fee is detailed on the Assignment Agreement (this is what documents the sale of the original paper to the new buyer). I don’t typically use an Option Agreement when I wholesale, because with the way I do it, it’s an unnecessary extra piece of paper that tends to clutter up the process. I just use a Purchase Agreement and an Assignment Agreement – hand it off to my title company and that’s it.
